Normal wear and tear can't come out of your deposit in California, Maryland, Massachusetts, Minnesota, Missouri, Nevada, New York, North Carolina, Texas, Virginia or Washington. Paint wearing out over time is the classic example. Damage, like holes or a wall you painted purple, is different.

Usually the day you move out and hand back the keys, or when your lease ends if that's later. In Texas and Minnesota, the clock waits for your new address in writing. In Connecticut, it can add 15 days from when they get it. Your state's page has the details.

Usually right after you pay. If it can't open automatically, we'll email it to you within 48 hours.

If you don't get your letter within 48 hours of paying, email us within 7 days of paying and we'll refund you in full. Because the letter is delivered right away, all other sales are final.
