What they must send
Written notice of intent to impose a claim, by certified mail (or email if agreed), stating the reason.
If they get it wrong
Landlord who misses the 30-day notice forfeits the right to impose a claim on the deposit.
Florida is unusual. If the landlord wants to keep any money, they have to send a written notice by certified mail within 30 days. Miss it, and they lose the right to make a claim on the deposit.
